FOUR OWNERS SCHEME
The scheme allows four separate owners to share the cost of a holiday home at Nerja. It is based upon the successful operation of similar Four Owners Schemes at other developments over the last twenty-one years.
Experience has shown that a scheme restricted to just four owners can be simple to operate and flexible to meet varying requirements. Ownership is freehold and in perpetuity. All owners are equal and subscribe to an agreement that gives each owner every year a right to occupy the property for one fortnight in July/August and for other periods in Spring and Autumn. The dates of usage revolve from year to year giving each co-owner the opportunity to enjoy every season on the Costa del Sol. Dates of usage are set out but may be varied by mutual consent by the co-owners.

HOW DOES IT WORK?
Each villa is equipped and furnished with everything that a family requires for their holiday. All services are connected and all taxes and legal charges paid for the correct ownership of the property under Spanish law by an English private company registered in London. Each co-owner has a Use Agreement with the company to regulate his occupation, his rights and his obligations. In addition all the shares in the company are held by the co- owners to give full and direct security of ownership. These shares may be sold or transferred without incurring expensive legal charges or Spanish taxes. The scheme provides one of the easiest ways of property purchase for a single payment.

MAINTENANCE
Accounts are submitted annually to the co-owners showing the costs of upkeep of the property and its equipment together with the community charges which include garden maintenance.
A co-owners meeting is called annually to review the accounts. The co-owners have full control over the equipment and upkeep of their villa to ensure that contracts for service are continually renewed in an economical manner.
Insurance, security service, regular inspections and cleaning between occupation by respective co-owners are included in the standard service. The variable costs of maid service, laundry. water and electricity are met by each co-owner according to usage.

EQUIPMENT
The Four Owners Scheme is applicable to various types of property for which quotations are available upon request. All villas include a personal locked store for the private use of each of the co- owners who may leave clothes and other items ready for holiday use.
All villas are fully furnished and equipped with bedding, linen, towels, beach towels, cutlery, crockery and kitchenware.
